Short answer: the Huntsville and Madison County market in July 2026 was busier than a year ago but slower to sell. Closed sales rose 19.5% year over year to 759, the median sale price edged up 1.1% to $349,000, and homes took a median of 43 days on market. Inventory held roughly flat. This is a market with real activity and very little price pressure in either direction.

North Alabama in Context
Across the whole North Alabama region tracked by HAAR, July 2026 recorded 1,472 closed sales, up 17.2% from 1,256 a year earlier. The regional median was $315,000, up 2.3%. Regional inventory was 5,795 homes, down 0.5%, and the regional median days on market was 51, up from 44.
Madison County remains the price leader in the region. Neighboring markets ran cheaper: Athens and Limestone County at a $319,000 median, Morgan and Lawrence at $247,000, Marshall County at $285,000.

City versus county. The City of Huntsville is not Madison County, and Madison the city is not Madison County either. County-level figures include both cities plus everything around them. A county number and a city number for the same month will never match.
Median versus average days on market. This is the big one. Median days on market in Madison County ran 43 in July. Average days on market for individual cities is often reported well above 100. Both can be accurate. New construction inflates averages badly, because a to-be-built home can sit as an active listing for months while it is under construction. The median is the better read on what an ordinary resale home experiences.
Year over year versus month over month. Closed sales were up sharply against July 2025 and down against June 2026. Summer months move around. Year-over-year is the more meaningful comparison for anything you are deciding.
When you see a number about this market, the first question worth asking is which geography, which statistic, and compared to when.

Longer market times favor you. Homes sitting past the median are the ones where sellers become negotiable, and there are more of those than there were a year ago.
Nearly flat prices also mean you are unlikely to be punished for taking a few extra weeks to find the right house. That is a different environment from the one buyers faced a few years ago, and it is worth adjusting your expectations to it.
