There's something a little different about Green Mountain.

You're close enough to Huntsville to enjoy everything the city has to offer, but once you're up on the mountain, it can feel like you've traded the hustle and bustle for trees, trails, rocky terrain, and a little more breathing room.

And now, with new construction opportunities like Reunion at Green Mountain by Blue Rock Homes, more buyers are getting the chance to make Green Mountain home.

If you've been thinking, "I wonder what it would be like to build a home on Green Mountain?" — you're in the right place.

I'm Chelsea Frye, a Realtor with Team Nemec at Capstone Realty, and Green Mountain is an area I think buyers should take a very close look at if they want new construction with a little more character, nature, and mountain living.

But before you fall in love with a floor plan or pick out your favorite lot, there are a few things I want you to know.

Why Are Buyers Drawn to Green Mountain, Huntsville?

One of the biggest draws to Green Mountain is the lifestyle. You aren't just buying four walls and a roof — you're buying into an area where you can step outside and be surrounded by nature.

The mountain is home to several outdoor recreation opportunities, including the Green Mountain Nature Preserve, Blevins Gap Nature Preserve, and the Madison County Nature Trail.

And the trail system isn't just one little walking path.

The Land Trust of North Alabama expanded access to Green Mountain in 2024 with a new 3.2-mile Green Mountain Trail on the northern portion of the preserve. The trail climbs approximately 672 feet and winds through rocky terrain and forested mountain scenery.

For those looking for something a little more adventurous, Green Mountain's southern trail system near Alum Hollow offers approximately 5.4 miles of trails with elevation changes, boulders, and beautiful wooded scenery.

Walking a leaf-covered forest trail, the kind of everyday hike Green Mountain living makes possible

And then there's the Madison County Nature Trail, which is a completely different experience. The 72-acre park sits on Green Mountain and surrounds Sky Lake with an approximately 1.5-mile loop trail. It also features the picturesque Cambron Covered Bridge.

So whether you're looking for a challenging hike or simply want somewhere beautiful to take the kids for a walk, Green Mountain has options.

New Construction on Green Mountain: Reunion at Green Mountain by Blue Rock Homes

This is where things get really interesting.

Reunion at Green Mountain is a newer new-construction community from Blue Rock Homes, located off S Shawdee Rd SE in Huntsville — directly adjacent to the Madison County Nature Preserve, with several floor plans ranging from roughly 2,860 to 4,391 square feet.

If you're someone who has always thought, "If I'm going to buy a house, I might as well build exactly what I want," this is the part you need to pay attention to.

New construction can be incredibly exciting. You get to choose finishes. You get a brand-new home. You don't inherit someone else's 15-year-old carpet, and you don't have to wonder what happened behind that wall. You also get the excitement of watching your home come together.

But there is another side to building that buyers need to understand — and pricing, availability, and floor plans in new communities like this one can change quickly, so always confirm current numbers directly with the builder or with me before making decisions.

Before You Pick Your Lot, Let's Talk

This is where I want to encourage you to slow down.

Because the prettiest lot isn't necessarily the best lot. And the floor plan you love on paper may not be the floor plan that works best on your lot.

When you're building on or around a mountain, there are additional things worth considering, including:

  • Lot location
  • Elevation and topography
  • Driveway placement
  • Views
  • Privacy
  • Sun exposure
  • Drainage
  • Outdoor living space
  • Lot premiums
  • Future development around you
  • HOA restrictions
  • Builder specifications
  • Upgrade costs
  • Inspection opportunities
  • What actually conveys with the home
  • And, of course, your overall budget

This is one of the reasons I want my buyers involved with me from the beginning — not after they've already picked the house.

"But the Builder Has an Agent…"

Yep. And the builder's sales representative is there to help you purchase the builder's home. That's their job.

My job is different. I'm there to represent you.

I want to help you compare lots, understand the contract, ask questions, review the numbers, understand builder incentives, help coordinate inspections, and keep an eye on the details throughout the process.

Here's something I tell buyers all the time: you don't need to know everything about building a house. That's what your team is for. You just need to know who is actually sitting on your side of the table.

Questions to Ask Before You Build a Home on Green Mountain

Before you sign anything, I recommend asking questions like:

  1. What exactly is included in the base price? That gorgeous model home may have upgrades everywhere. Know what's included — and what's not.
  2. How much are the lot premiums? A lot can dramatically change the overall price of your home.
  3. What upgrades are available? And more importantly, which upgrades are worth the money?
  4. What are the builder's current incentives? Incentives can change, so you want to understand exactly what you're being offered and how it affects your financing and closing costs.
  5. What inspections can I have during construction? Yes, even a brand-new home should be inspected.
  6. What is the expected timeline? Building a home isn't like ordering something online. Delays happen. Materials change. Weather happens. You want realistic expectations.
  7. What happens if something changes during construction? Get the answers before you need them.

What Makes Reunion at Green Mountain Interesting for Buyers?

The combination is what catches my attention: new construction, Green Mountain, access to outdoor recreation, and proximity to Huntsville. That's a pretty compelling mix for someone who wants something that feels a little removed without being completely removed.

Current listings show a variety of Blue Rock Homes floor plans and price points within Reunion at Green Mountain, making it worth exploring if you're considering new construction in the area.

Good to know: For current photos, floor plans, and pricing at Reunion at Green Mountain, the most accurate source is Blue Rock Homes' official community page — availability and incentives change quickly in new-construction neighborhoods, so I'll help you confirm current numbers before you make any decisions.

But here's my favorite part: you don't have to decide whether Green Mountain is right for you by looking at pictures online.

Let's go look. Let's drive the area. Let's walk the community. Let's look at the lots. Let's talk about what you want your future home to feel like. And if we're there anyway, we might as well go check out a trail.

What Is It Like to Actually Live Near Green Mountain's Trails?

This is something I think gets overlooked when people talk about real estate.

Your home isn't just the house. It's your Tuesday afternoon. It's where you take the kids when everyone needs to get out of the house. It's where you walk the dog. It's where you go for a hike on Saturday morning. It's where you take visitors when they come into town. It's the sunset drive. It's the little things you didn't necessarily think about when you started looking at square footage.

And Green Mountain gives you access to those experiences. The Land Trust describes Green Mountain as a place with rocky terrain, wooded trails, elevation changes, and natural features that make the area genuinely unique.

That's a pretty good backyard.

So… Should You Build on Green Mountain?

Maybe. But I don't want you to make that decision because a blog told you to. I want you to come see it.

If you're considering building a home in Reunion at Green Mountain, looking for a new construction home in the area, or simply wondering whether Green Mountain might be the right place for your next chapter, I'd love to help you figure it out.

And yes… please, for the love of the Lord, hire your own Realtor. 😂 Not because you need someone to open the door — because when you're making one of the biggest purchases of your life, you deserve someone whose job is to look out for you.
